When earthworks began at the Emu Brewery (Capital Square) site on Mounts Bay Road, Perth in 2014, it was the culmination of more than a decade of commitment by the town planning experts at Rowe Group.
Building on the subject site is substantially progressing with the construction of Tower 1 and recent commencement of the Podium Building and public plaza linking Mount Street to Mounts Bay Road.
Rowe Group has secured a number of development approvals from the City of Perth and WAPC, to facilitate the transformation of the site into a large-scale, mixed-use community in the heart of Perth.
The approved built form comprises three high-rise towers and a low-level podium with basement car parking. Through the incorporation of high quality public spaces, pedestrian connections and retention of public / landmark views, these approvals successfully maximised plot ratio bonuses available for the site.
The site will transform the western edge of the City of Perth and become a key node connecting Kings Park, the City and the Swan River. With a vibrant public plaza and mix of residential, hotel and commercial uses, the development will make a significant contribution to the daytime and evening economy of Perth.
Despite a transition across four land owners, Rowe Group has been retained due to our ‘second-to-none’ knowledge of the site, excellent rapport with central city approval agencies and sound relations established with relevant ethnographic groups.
Rowe Group secured approvals for current owner, AAIG, to build the three high-rise towers. Rowe Group maintains a role in the construction of the building, assisting with clearance of conditions of Planning Approval, and securing approvals for associated development.
With a construction value of $1 Billion the project offers over 100,000m2 of commercial, retail, hotel and residential floor space.
