Located in the south western corridor, immediately east of the Kwinana Freeway and within two kilometres of Cockburn Central District Centre, Treeby has been identified as an urban development opportunity for a greenfield residential development opportunity within metropolitan Perth.
The site forms an extension to the existing urban development within the locality given it is immediately adjoining a residential estate and located within a previous quarry with a natural bushland setting to the north and areas of environmental significance. The sites topography provides for a development opportunity which whilst located on Armadale Road, a Primary Regional Road, allows for the existing sand embankments to form a natural acoustic barrier and the opportunity for development within a natural amphitheatre comprising approximately 250 single residential dwellings and several multiple dwelling sites.
Rowe Group was engaged by the then Housing Authority to prepare a Local Planning Scheme Amendment to rezone the land to “Development Zone” in accordance with the Metropolitan Region Scheme’s “Urban” zone to facilitate the preparation of a subsequent Structure Plan to guide future development of the site. As part of the project brief, the Rowe Group Design Team undertook significant conceptual design development to assist the Housing Authority in understanding the development opportunities for the site. Several Master Plan Concepts were prepared along with 3-dimensional modelling to provide for a site responsive Master Plan Concept which responded to the sites topographic and environmental features, providing for a range of affordable housing choices within proximity to the Cockburn Central District Centre.
The work undertaken by Rowe Group provided the Housing Authority with guidance to the future development potential of the a strategically located residential development site.
